Opalz By Danube
Opalz By Danube is a Danube Properties project in Dubai Science Park, described by the developer as completed and sold out. DPF explains resale, below-original-price and distress-sale checks.

Opalz By Danube in Dubai Science Park: what the project is
Opalz By Danube is a residential project by Danube Properties. Danube's own project page spells the name "Opalz BY DANUBE" and gives the location as "Dubai Science Park, DUBAI". That wording matches the parent area DPF files it under, Dubai Science Park, so there is no location conflict to resolve here.
The October 2022 launch announcement on Danube's site describes the site as being in Dubai Science Park, opposite Dubai Hills Estate. Danube's project page today marks Opalz as completed and sold out. For anyone searching for Opalz projects in Dubai, that second point matters most: there is no developer sale, so every purchase from here is a resale.
Developer and project identity
The developer is Danube Properties. Danube's pages do not name a separate legal entity for Opalz, so DPF lists the legal developer entity as not stated. Danube also sells outside Dubai, but this page stays with the Dubai side of its work. Elsewhere on DPF you can read about Danube's other themed projects, such as Oceanz By Danube and Resortz By Danube.
The Danube project page shows no RERA or permit number, and DPF has not opened a Dubai REST or DLD record for Opalz. If a seller or agent quotes a registration number, ask for it in writing and match it to the escrow and project records yourself.
Single project or master community?
Opalz behaves like a single residential project, not a master community. Danube's launch announcement speaks of two towers of 19 storeys each, with 575 units in total. A pair of towers inside an existing district is closer to a building cluster than to a community with its own roads, schools and parks. DPF keeps the page in the community tier because that is how the CRM holds it, but buyers should think of it as a project inside Dubai Science Park.
The practical effect is on how you search. Listings may be filed under "Opalz", "Opalz by Danube" or simply "Dubai Science Park". Ask which tower a unit is in, and confirm the building and unit number against the title deed rather than relying on the advert wording.
Property types and unit mix
Danube's project page lists studio, one-bedroom, two-bedroom, two-bedroom condo, three-bedroom and three-bedroom condo units, and states 575 apartments in total. The 2022 launch release gave a more specific breakdown: 261 studios, 206 one-bedrooms, 69 two-bedrooms, 18 condominiums and four penthouses.
Those figures do not add up to 575, and the later project page uses extra categories such as three-bedroom units. DPF therefore treats the unit mix as developer-announced and not settled. For a resale, the unit type on the title deed and the floor plan attached to the Oqood or handover paperwork are the records that count.
Ownership and freehold scope
DPF has not found an official source in this research that states freehold or foreign-ownership eligibility for Opalz. Foreign ownership in Dubai applies only in areas designated for it under Dubai Regulation No. 3 of 2006, and a project's status depends on its plot, not on the district name alone. Before paying anything, ask for the title deed and check the plot's status with the Dubai Land Department. A completed building will normally have a deed in the owner's name, which is easy to ask for and easy to compare against the seller's passport and Emirates ID.
Opalz handover and completion status
This is a completed project, according to Danube's own project page. The developer's construction page carries an internal inspection dated 31 March 2025 showing 100% overall progress, with MEP final fix, finishing and snagging still listed as in progress at that point. It also lists DCD approval, a building completion certificate (BCC) and a DEWA low-voltage inspection as done. An Arabian Post report of 30 July 2026 on Danube's handovers says Opalz was handed over in April 2025, and calls it the company's third consecutive project completed ahead of schedule. That claim is Danube's, relayed by the publication; DPF has not tested it against a DLD or RERA record.
For a buyer of an Opalz resale apartment, the useful point is simple. Handover is behind the building, so you can inspect the unit, check the snagging history and talk to residents. There is no construction risk to price in, which also means there is less reason for a seller to accept a discount for it.
Amenities and access, as Danube describes them
Danube's project page lists an anti-current pool, BBQ area, beauty parlour, business centre, doctor on call, health club, indoor gym, kids day care, kids play area, outdoor cinema, padel tennis, party hall, pool, sky observation deck, spa and toddlers splashpad. The launch release mentioned smart homes, electric car charging points and a sky lounge. Some of these differ between the two sources, so confirm what actually exists on a viewing and which facilities carry a fee.
On access, Danube's page states one minute to Dubai Hills Mall, seven minutes to Mall of the Emirates and eight minutes to Sheikh Zayed Road. Those are developer-quoted drive times, not measured by DPF. Test the route at the hours you would actually travel. For wider context see Dubai Hills Estate next door and Sheikh Zayed Road.
Opalz resale apartments: documents to ask for
The route to buying is a standard Dubai resale, with a few points worth tightening for a project of this size.
- The title deed, matched to the seller's identity and to the unit number you are viewing.
- The Oqood record if the unit was bought off-plan and the title was never re-issued, so you can see how the registration moved.
- A developer NOC and a service-charge clearance certificate, since the transfer will not proceed without them.
- A mortgage liability letter from the seller's bank if there is a loan, and the bank's release terms.
- Form F (the agreement between the parties) and, where an agent is involved, Form A, and the RERA or Trakheesi permit number on the advert.
- An Ejari contract if the unit is tenanted, plus a note on whether the tenant will stay.
Whether the seller is an end user or a flipper tells you a lot. A person who bought at launch under Danube's instalment plan and has since completed the payments is in a different position from someone still carrying a bank loan.
Below original price and distress-sale checks
Any Opalz below original price claim needs a base. Danube's page shows no launch prices, so DPF does not quote any. The seller's original purchase price should appear on the sale agreement or the Oqood history, and recent transfers in the same tower on the DLD transaction records give the comparison. A flat priced under comparable sales is not a bargain until you know why.
Common reasons behind an Opalz distress sale are a seller with a mortgage balance higher than expected, a tenant on a below-market lease, or a unit with arrears. Ask for the outstanding service-charge balance, the last two years of invoices and any special assessment. Ask which entity levies the charges and for a statement showing the amount due.
Opalz service charges are not published on the sources DPF opened. Do not accept a verbal figure. Get the current rate per square foot in writing from the developer or owners' association and compare it with similar towers before you decide that a discount is real.
Who this fits
A completed, handed-over building suits buyers who want to see exactly what they are buying and who care about a rental that can start soon. If you are comparing it with an off-plan Danube tower, read the page for Oceanz By Danube alongside this one and note that the risk profile is quite different.

Frequently asked questions
Where is Opalz By Danube?
Danube's project page gives the location as Dubai Science Park, Dubai, and its 2022 launch announcement places it opposite Dubai Hills Estate. DPF files it under the Dubai Science Park area. Check the plot details on the title deed before you buy.
Is Opalz completed, and when was it handed over?
Danube's project page marks Opalz as completed and sold out. An Arabian Post report of 30 July 2026 says Danube handed it over in April 2025. That date is the developer's claim as reported; DPF has not matched it to a DLD record.
Can I find Opalz resale apartments below the original price?
It is possible, but check it. Ask for the seller's original purchase price from the sale agreement or Oqood history, then compare recent DLD transfers in the same tower. DPF does not quote prices because Danube's page shows none.
Is Opalz one building or a community?
Danube's launch release describes two 19-storey towers with 575 units, so it works as a single project inside Dubai Science Park rather than a master community. DPF keeps it in the community tier because of how the CRM stores it.
What should I check on Opalz service charges?
Ask for a current service-charge statement and a clearance certificate from the developer or owners' association before transfer. Opalz service charges are not published in the sources DPF opened, so get the rate per square foot in writing.
Is Opalz freehold for foreign buyers?
DPF found no official statement on this in the sources it opened. Foreign ownership in Dubai depends on the plot being in a designated area, so check the title deed and the Dubai Land Department's plot status instead of relying on an advert.
