Sportz By Danube in Dubai Sports City: the project in brief

Sportz By Danube is an apartment project by Danube Properties in Dubai Sports City. Danube's project page writes the name in capitals as "SPORTZ BY DANUBE", shows the location as "SPORTS CITY, DUBAI" and lists the area name as Dubai Sports City, which matches the parent DPF uses. The page's tagline is "Come home to play, where aesthetics meets athletics", and the sports theme runs through the amenity list.

It is still under construction on the developer's own account. For anyone looking at Sportz projects in Dubai, that changes how a purchase works: this is an off-plan resale market, not a completed-unit one.

Developer and project identity

The developer is Danube Properties; Danube's pages do not state a separate legal entity for Sportz, so DPF records it as not stated. Danube also builds outside Dubai, but this page keeps to the Dubai project. A live DPF listing page exists for a unit of the same name, but that is a property listing and sits apart from this location page.

Danube's project page shows no RERA or permit number. DPF has not opened Dubai REST or DLD registers for Sportz, so check the project's registration and escrow account details yourself before you commit funds.

One tower or two? What Danube says

The developer's sources do not fully agree. The November 2023 launch announcement describes a 39-floor tower delivering 1,100 apartments. The project page now states 1,110 apartments, and Danube's construction page refers to Tower 1 and Tower 2, with tile works up to the 33rd floor in each at the time of its inspection.

DPF cannot say which description is final. For a resale, this matters in practice: ask which tower the unit is in, how many floors it has and the unit number, and compare them with the Oqood record. Treat the project as a development with at least two towers per the latest Danube page, until a registered record says otherwise.

Property types

Danube's project page lists studios, one-bedroom, two-bedroom and three-bedroom apartments. Floor areas are not given in the material DPF opened, so any size you see in an advert should be matched with the floor plan on the sale documents, not taken from the listing.

Sportz handover date and construction progress

Danube's project page gives a handover date of May 2027. That is a developer date for a project that is not complete, so treat it as a target. Danube's construction page quotes an internal inspection dated 31 August 2026 that puts overall progress at 90%. It says roof slab works are complete on both towers, facade and MEP works are nearing completion, testing and commissioning is in progress, and the project is nearing a DCD inspection.

These are Danube's own figures, and DPF has not verified them with a DLD or RERA record. Ask for the latest progress report and any date changes in writing. Handover does not happen until the completion certificate, final payments and unit inspection are done.

Sportz payment plan resale: what to check

Danube's page describes a "Pay 1% Monthly" plan, presented as a seven-year, interest-free plan. Whether a given Sportz unit still has instalments left depends on when that buyer bought, so the payment schedule is the first document to request. DPF does not repeat plan terms because they change between launches and payment stages.

When a seller is mid-plan, the buyer takes over the remaining instalments. Ask for the payment schedule, the receipts for what has been paid, and a developer statement of the outstanding balance. The seller's total paid to date, not the listed price alone, drives how a deal is structured. The developer also has to issue an NOC before the unit can be assigned, and it may charge a transfer fee, so ask for the NOC conditions before agreeing a price.

Sportz off-plan resale and distress-sale checks

Off-plan resale in Dubai runs through the Oqood registration. Ask to see the seller's Oqood record, the sale and purchase agreement and the escrow details, then confirm with the developer that the account is up to date. Danube's page says Sportz is sold out, so any unit offered today is a resale between owners.

For a Sportz distress sale or a unit priced below original price, find the original price first. It sits on the seller's agreement, and recent registered transfers show what comparable units changed hands for. A seller facing missed instalments or a falling-through mortgage may accept less, but the buyer should check whether the developer has served a default notice. Where a mortgage exists, a liability letter from the bank is needed, and Form F records the agreement.

Look for the RERA or Trakheesi permit number on the advert and confirm the agent holds a current licence. Never pay a deposit to a personal account.

Amenities and location, as Danube lists them

Danube lists more than 20 amenities for Sportz, including an Olympic-sized pool, indoor gym, health club, tennis and badminton courts, jogging track, kids play area, outdoor cinema, rooftop library, aquatic gym, cricket court, golf simulator and a climbing wall. The 2023 announcement mentioned a sky jogging track and a trampoline area. These are plans for an unfinished building, so ask which will be ready at handover, and whether any are paid facilities.

Dubai Sports City is a sports-themed district, and Danube describes it on its Sports City page as a purpose-built sports complex. Its wider setting is covered on the area page, while Motor City is a neighbour worth comparing for rents and service charges.

Ownership and service charges

DPF found no official statement on freehold or foreign-ownership eligibility for Sportz in the sources it opened. Check the plot status with the Dubai Land Department and ask what ownership structure the sale documents describe.

Sportz service charges are not published in the material DPF read. For a project that is not yet handed over, charges are normally set once the owners' association or management company is appointed, so ask the developer what the estimate is and how it is calculated. When comparing, ask for the rate per square foot in writing, not a monthly figure for a particular unit.

Frequently asked questions

Where is Sportz By Danube?

Danube's project page lists Sportz in Sports City, Dubai, with Dubai Sports City as the area name. DPF files it under the Dubai Sports City area. Confirm the plot and registration on the title or Oqood record.

When is Sportz handover?

Danube's project page states a handover date of May 2027 and says the project is under construction. Its construction page, dated 31 August 2026, gives 90% progress. These are developer statements, so ask for the latest written progress report before relying on them.

Can I buy Sportz resale apartments?

Danube marks Sportz as sold out, so units come from existing owners. Ask for the seller's Oqood record, sale agreement, payment schedule and the developer's NOC conditions before agreeing a price or paying a deposit.

How do I check a Sportz distress sale or below-original-price offer?

Get the seller's original price from the sale agreement, then compare recent registered transfers for similar units. Ask whether instalments are overdue, whether a mortgage exists and whether the developer has issued any default notice.

Is Sportz one tower or two?

Danube's 2023 launch release described a 39-floor tower with 1,100 apartments, while its construction page refers to Tower 1 and Tower 2 and its project page states 1,110 apartments. DPF cannot reconcile these, so confirm the tower and unit on the paperwork.

Does Sportz have service charges and a payment plan I can take over?

Service charges are not published in the sources DPF opened. Danube describes a 1% monthly plan, but any plan you inherit depends on the seller's schedule. Request both in writing from the developer before you commit.
