DAMAC District in DAMAC Hills, Dubai
DAMAC District is a DAMAC mixed-use project with apartments and offices inside DAMAC Hills. DPF covers what DAMAC publishes, the handover caveats, and checks for off-plan resale deals.

DAMAC District is a mixed-use project that DAMAC places inside DAMAC Hills, combining apartments with office space. The name causes confusion because "District" sounds like a neighbourhood, and because DAMAC also has communities in other parts of Dubai. If you are searching for DAMAC District resale apartments, or a DAMAC District unit below original price, this page covers what DAMAC publishes, what it leaves out, and how to check an assignment.
DAMAC District: what it is and where it sits
DAMAC's own project page describes DAMAC District as residences, contemporary offices and curated amenities within the DAMAC Hills community in Dubailand. DAMAC's DAMAC Hills pages list it among the community's apartment collections and in the project list of the community, next to Park Town, Golf Greens, Silver Springs, The Park Villas and The Trump Estates. That is the basis for DPF's parent, DAMAC Hills.
One caution. A DAMAC blog post about the project describes it as "near" DAMAC Hills and does not say where exactly it sits within the master plan. DPF could not find a site plan or DLD plot reference that pins down the location, so if exact position matters to you, ask the seller for the plot number and check it against the title or Oqood record.
Master developer and project registration
The developer named on DAMAC's pages is DAMAC Properties. DPF could not open the Dubai Land Department (DLD) register entry, so it cannot confirm whether a particular DAMAC group company is recorded as the registered developer, or the exact registered project name. On an off-plan resale, the Oqood record and DAMAC's assignment paperwork will carry the legal name. Check that they match the project name in the advert. The DAMAC Properties page explains the group, including its work outside Dubai.
Community, project or building?
DPF classifies DAMAC District as a mixed-use project within DAMAC Hills, not an independent community and not a single building. DAMAC's blog describes two towers, Tower A and Tower B, of roughly 29 floors, but that comes from a marketing article, not from a registration document, so DPF treats the tower count and height as unverified. Where an advert says "DAMAC District" with no tower or unit number, it has not told you which building you are buying.
Property types: apartments and offices
DAMAC's page shows one- and two-bedroom apartments and office space. It does not publish unit counts. The apartments are described with balconies and large windows in the blog, and the offices as flexible floor plates, which are brochure phrases rather than specifications. If you are weighing an apartment against a smaller office, remember that residential and commercial units are registered and used differently. Residency, financing, service charges and permitted use can differ, so read the registered use on the Oqood or title record. A broker who calls an office "a smart apartment" has not read the paperwork.
For other apartment projects in the same development, compare Loreto and Golf Town, which sit in the same DAMAC Hills master community.
Ownership: freehold scope
DAMAC's community guide calls DAMAC Hills a freehold community. DPF repeats that as the developer's statement. Dubai allows foreign ownership only in designated areas, so confirm freehold status for the specific plot on the Oqood registration or title deed. For an office unit, also ask how the title and use are recorded, because commercial units can carry different conditions from residential ones.
Construction and handover status
DAMAC's project page shows a completion quarter of Q3 2029 for one-bedroom apartments, as seen when DPF checked on 6 October 2026. DPF did not find an official statement for the two-bedroom apartments or for the offices, and the blog post gives no date. Treat Q3 2029 as a developer target. It is not a progress report. Before relying on it, verify the following:
- the project's record on Dubai REST, which shows registered escrow and progress information;
- the milestones in your Oqood contract, and whether they are tied to construction stages;
- whether the project is under construction or still being sold, which affects how much you can reasonably expect from a resale discount.
Amenities and access
DAMAC lists a long amenity set for the project: whispering waters, a lounge, a gym, private dining pods, a sunset bar, padel courts, yoga gardens and an organic pool, alongside Trump International Golf Club Dubai. The blog adds sports courts, a wave pool, an ice rink, stables, a fishing lake and a skate park, which are community amenities, not features of the towers themselves. Because the project is still being delivered, treat all of this as planned until the amenities are handed over and operating. DAMAC describes 5 to 20 minute bands to shops, schools, healthcare and the airport, without naming destinations, so treat these as marketing shorthand. Road access to DAMAC Hills is by Hessa Street (D61) and Al Qudra Street (D63), per DAMAC's guide.
DAMAC District resale and below-original-price checks
With a project at this stage, a "resale" is nearly always an assignment of an off-plan contract. The checks therefore centre on the contract, not the building. Ask for the original sale agreement and Oqood statement, a ledger of what has been paid and what is due, DAMAC's NOC and any assignment fee, and a signed Form F. Confirm the RERA/Trakheesi permit on the advert and the broker's card. Below original price is real only if the seller's total payments exceed what you are paying them for the contract. Calculate your full outlay: payment to the seller, remaining instalments, fees, and DLD registration costs.
Distress in off-plan projects tends to appear when an investor faces a large upcoming instalment. That is a legitimate reason to negotiate, but never a reason to skip documents or pay outside the agreed process.
Service charges
DPF found no service-charge figure for DAMAC District on DAMAC's pages, so it quotes none. Once handed over, charges are billed per unit, and a ready unit should come with a clearance certificate before transfer. For off-plan, ask what first-year charges DAMAC expects and who bears them at handover.

Frequently asked questions
Is DAMAC District a community or a building?
DPF classifies it as a mixed-use project within DAMAC Hills, with apartments and offices. It is not an independent community. A DAMAC blog mentions two towers, but that is marketing material, so ask for the tower and unit number in any listing.
When is DAMAC District due for handover?
DAMAC's project page shows Q3 2029 for one-bedroom apartments, as seen on 6 October 2026. No official date was found for two-bedroom apartments or offices. Treat it as a developer target and check Dubai REST and your Oqood milestones.
Can foreigners buy in DAMAC District?
DAMAC describes DAMAC Hills as freehold, which DPF reports as the developer's claim. Confirm on the Oqood record or title deed that the specific unit is registered freehold, and check how an office unit is recorded.
How do I check a DAMAC District unit below original price?
Ask for the original sale agreement, the Oqood statement, the payment ledger and DAMAC's NOC and fees. Add the remaining instalments and registration costs to the price asked, then compare that total with what the seller originally contracted.
Are DAMAC District apartments and offices the same kind of unit?
No. DAMAC's page lists both. Residential and commercial units are registered for different uses and can have different conditions. Read the registered use on the Oqood or title record before assuming an office can be lived in.
