Ellington Sands on Dubai Islands: what it is

Ellington Sands is a beachfront residential development by Ellington Properties on Dubai Islands. Ellington's own Dubai Islands page describes it as offering studios alongside one, two, three and four-bedroom apartments, with amenities including a private beach, a beach clubhouse with terrace, a water sports pavilion, a yoga studio, a fitness studio and pools. A company blog post dated 30 January 2025 describes modern low-rise structures with large balconies and ocean views, and a range running from large one-bedroom apartments to four-bedroom penthouses, with duplexes in between.

The two Ellington pages do not describe the unit mix in exactly the same words, and neither states how many buildings the project has. That is why DPF treats the exact unit list as something to confirm against the registered project documents, and not as settled by marketing copy.

Canonical parent, developer and the Dubai Islands naming

The parent area is Dubai Islands. DPF also runs a community page under a different slug, Dubai Island; the two are kept separate and never merged by name. Dubai Islands is the Nakheel-led waterfront development formerly known as Deira Islands, and Khaleej Times describes it as five islands on a total area of 17 square kilometres off the northern coast.

The developer is Ellington Properties, which also lists The Meriva Collection on Dubai Islands. Ellington's media page places The Meriva Collection on Island B; DPF did not find an official statement of which island Ellington Sands occupies, so it does not say.

Is it a community, a building or a phase?

Ellington describes Ellington Sands as a development, and the blog speaks of low-rise structures, which suggests more than one building. DPF has not confirmed a building count from an official source. It is not a master community: Dubai Islands is the master development, and Ellington Sands is a project within it. For that reason a listing should always name the building or block, the floor and the unit number.

Property types and amenities

From Ellington's pages: studios and one to four-bedroom apartments, penthouses and duplexes, plus shared facilities that include a private beach, pools, a gym and a clubhouse. The amenity lists differ slightly between the Ellington pages (for example, one mentions a clubhouse with terrace and another a clubhouse with cinema), so ask for the approved amenity list in the sales agreement before treating any item as included.

Ownership: what Ellington says and what you should check

Ellington's Dubai Islands page states that the area is freehold. That is the developer's statement. Foreign ownership in Dubai is permitted only in designated areas under Dubai Regulation No. 3 of 2006 and later decisions, and the regulation's original schedule does not list Dubai Islands by name; DPF could not find a Dubai Land Department register entry it could cite for this plot. So before paying, ask for the Oqood registration or title deed, and have your lawyer or broker confirm the tenure type and the plot's registration status.

Status and handover

Ellington's January 2025 blog does not state the current construction phase or a completion date, and DPF did not find an official handover date on a page it could open. Any handover date quoted in an advert is the seller's or agent's claim until Ellington confirms it in writing. Ask whether the unit you are being offered is under construction or complete, because the checks differ.

Ellington Sands resale and off-plan resale checks

If the building is not yet finished

A resale is likely to be an assignment of the original buyer's contract. Ask for the Oqood certificate, the sales and purchase agreement, Ellington's statement of account, and the developer's NOC for transfer. Compare the payments the seller claims to have made with the project's escrow account records on Dubai REST. Ask what transfer fee Ellington charges. If a mortgage is registered on the unit, request the bank's liability letter.

Finding an Ellington Sands below original price or distress sale

An Ellington Sands below original price advert is only informative when set against what the seller actually paid for the same unit type and floor. Ask for the contract, the amount paid so far and the reason for selling. A genuine distress sale normally comes with a reason and documents that agree with each other. Treat a low price paired with vague answers about the payment stage as a warning. Check that the advert has a valid RERA Trakheesi permit and that the broker's name matches it.

The phrase "Ellington Sands payment plan resale" refers to the original buyer's schedule. DPF does not quote any plan: ask Ellington what remains due under the contract you would take over.

Service charges

DPF has no official service-charge figure for Ellington Sands and states none. After completion, ask for the current schedule and a clearance certificate, and ask who runs the shared beach and pool facilities. A beachfront project with shared amenities will normally carry costs for them, so ask how they are apportioned.

Frequently asked questions

Who is the developer of Ellington Sands?

Ellington Properties, whose own Dubai Islands page lists Ellington Sands as a beachfront residential development. Dubai Islands itself was unveiled by Nakheel as master developer, per Khaleej Times. Check the developer name on your Oqood or sales agreement.

Can foreigners buy at Ellington Sands on Dubai Islands?

Ellington's Dubai Islands page says the area is freehold, but that is a developer statement. DPF could not cite a Dubai Land Department register entry. Ask for the Oqood registration or title deed and confirm tenure and plot status before paying.

When is Ellington Sands handover?

DPF found no official completion date. Ellington's January 2025 blog does not give one. Treat dates in listings as claims and ask Ellington, in writing, for the current schedule for the specific unit.

How do I check an Ellington Sands resale below original price?

Request the original contract, the Oqood certificate, Ellington's statement of account and the transfer NOC. Compare only the same unit type and floor. Confirm the RERA Trakheesi permit on the advert, and ask why the seller is selling.

Is Dubai Islands the same as Deira Islands?

Khaleej Times reports that Dubai Islands was formerly known as Deira Islands. Nakheel is the master developer. DPF keeps an area page, Dubai Islands, and a community page with a different slug, and does not merge them by name.
