Golf Greens is a DAMAC apartment-and-townhouse project inside DAMAC Hills, facing the fairways of Trump International Golf Club Dubai. Unlike the older DAMAC Hills clusters, it is a recent, off-plan product, and that changes how you read any "Golf Greens resale" or "Golf Greens below original price" advert. You are usually looking at an Oqood contract being assigned, not a ready home with a title deed. This page explains what DAMAC publishes and the checks that follow from it.

Golf Greens in DAMAC Hills: what it is

DAMAC's Golf Greens page describes a development with views of the DAMAC Hills fairways, offering one- and two-bedroom apartments and two- and three-bedroom townhouses. It sits in Dubailand within the DAMAC Hills master community, which DAMAC gives as 42 million square feet. DAMAC lists Golf Greens among its DAMAC Hills apartment collections together with Carson, Loreto, Artesia, Jasmine and DAMAC District, and the project list on DAMAC's DAMAC Hills page places it as a project of the community.

A separate DAMAC blog post refers to "Golf Greens Tower 2B", which shows the project is delivered in more than one tower or block. DPF could not find an official page that states the total number of towers or units, so it gives none.

Master developer and registration

The developer on DAMAC's pages is DAMAC Properties. DPF could not read the Dubai Land Department (DLD) project registration, so it cannot say which DAMAC company is recorded as the registered developer, or the exact registered project name for each tower. That is worth knowing before you buy a resale: the Oqood record names the project and the unit, and the developer's assignment approval refers to the same record. If the unit number in the advert does not match Oqood, stop. For general background on the group, including projects outside Dubai, see DAMAC Properties.

Community, project or building?

Golf Greens is neither a community on its own nor a single building. DPF classifies it as a residential project (a cluster of towers and townhouses) within DAMAC Hills. When a listing calls it an "area", the DLD community field is the thing to check, because the area name on the title and the marketing name often differ.

It is also distinct from Golf Town, a separate DAMAC Hills community with its own page on DPF. Both names include "Golf", which causes mix-ups in search results and in agents' adverts.

Property types and unit mix

On DAMAC's page, the mix is apartments with one or two bedrooms and townhouses with two or three bedrooms. DAMAC publishes maximum areas for each bedroom count but DPF has not reproduced them. Ask for the unit's floor plan and compare the stated area with the Oqood record. A price per square foot only means something if both sides use the same area basis, which is why DPF does not quote one.

Ownership and freehold scope

DAMAC's community guide describes DAMAC Hills as freehold, and DPF reports that as the developer's statement. Foreign buyers should still confirm the status on the Oqood registration now and on the title deed after registration, as ownership rules in Dubai depend on the designated area and the registered plot.

Construction and handover status

The Golf Greens page lists handover quarters by unit type: for two-bedroom homes it shows Q4 2027, and for one- and three-bedroom homes Q1 2028. It also shows a separate master-community handover of Q1 2027. These are developer targets as published when DPF checked on 6 October 2026, and they are not a completion record. DPF could not verify construction progress. Before relying on any date, check:

The page also advertises a low down-payment option, which is a marketing term for new sales. A resale buyer takes over whatever the original buyer's schedule says, and the plan may differ from today's offers, so ask for the actual payment ledger rather than the brochure.

Amenities and access

DAMAC lists infinity pools, island golf, a night-lit golf feature, the Malibu Bay wave pool, an aqua garden with walkways, and a 30,000 sq ft clubhouse, together with Trump International Golf Club Dubai. The DAMAC blog on Tower 2B adds a fitness centre, spa and yoga studio. Because these are described as project or community features, treat them as marketing until the amenities are built and handed over. Access to DAMAC Hills is via Hessa Street (D61) and Al Qudra Street (D63), according to DAMAC's guide.

Golf Greens resale and below-original-price checks

The "off-plan resale" label deserves caution. The person selling is assigning their contract, so what they paid so far, what remains, and whether DAMAC will approve the transfer all decide the real cost. A genuine below-original-price deal means the seller is accepting a loss on what they put in, or the asking price after paying outstanding fees comes in under the first buyer's contract price. Ask to see:

A seller pushing for cash to be paid outside the escrow route, or unwilling to show the Oqood, is the clearest warning. Distress in new projects usually comes from investors facing upcoming instalments, so the pressure is on the date, not the price. Use it to ask for evidence, not to rush.

Service charges

No service-charge figure for Golf Greens is published on the pages DPF opened, so none is quoted. Once units are handed over, charges are billed per property, and developers normally provide an estimate. Ask in writing what the first-year estimate is and who pays it before handover.

Frequently asked questions

Is Golf Greens a community or a project inside DAMAC Hills?

DAMAC lists Golf Greens as a project within DAMAC Hills, with apartments and townhouses across more than one tower. DPF classes it as a residential project inside DAMAC Hills, not a stand-alone community and not one building.

What is the Golf Greens handover date?

DAMAC's Golf Greens page shows Q4 2027 for two-bedroom homes and Q1 2028 for one- and three-bedroom homes. These are developer targets, not a completion record. Check Dubai REST progress records and your Oqood milestones before relying on them.

Can I buy a Golf Greens unit below original price?

It is possible only where an off-plan owner assigns their contract for less than they paid. Ask for the sale agreement and Oqood statement, DAMAC's NOC and fees, and the instalments still due. Compare the full cost, not just the headline price.

Is Golf Greens the same as Golf Town?

No. DPF treats them as separate DAMAC Hills projects with different names. Golf Town has its own DPF page; Golf Greens is the off-plan project covered here. Check the project name on the Oqood or title deed to be sure.

Is Golf Greens freehold?

DAMAC describes DAMAC Hills as a freehold community. DPF reports that as the developer's statement. Confirm the unit's freehold status on the Oqood registration and later on the DLD title deed before you commit money.
