Haven Ferns
Ferns is a cluster of plex houses within Haven by Aldar in Dubailand, close in size and mix to neighbouring Falls but with a slightly higher share of four-bedroom homes. This page explains how to compare the two and how to verify a distress price.

A close sibling to Falls
Ferns is one of the seven named clusters on Aldar's interactive masterplan for Haven, the developer's wellness-focused community in Wadi Al Safa 5, Dubailand. Like neighbouring Falls, it is made up entirely of plex houses, Aldar's term for attached family homes.
Aldar's plan lists two hundred and forty-one homes in Ferns, of which one hundred and thirty-nine have three bedrooms and one hundred and two have four. That makes it slightly smaller than Falls, with a marginally higher proportion of four-bedroom homes. For resale buyers, those small differences matter more than they might seem.
Why comparing Ferns and Falls is useful
When two clusters offer almost the same product, buyers can play them against each other. If a Falls owner and a Ferns owner are both selling a three-bedroom plex house, the cheaper one sets the benchmark for the other. Sellers know this, and the one under more pressure usually concedes first.
Before you make an offer, look at active listings in both clusters together. A Ferns home priced clearly below comparable Falls homes, with a believable reason behind it, is a stronger lead than one that only looks low against an old launch price list.
The appeal of the four-bedroom share
With four-bedroom homes making up a little over two in five of Ferns, larger families have somewhat more choice here than in Falls. Four-bedroom plex houses suit households who need a guest room or home office as well as bedrooms for children, and they tend to attract owner-occupiers rather than investors.
Owner-occupiers sell for different reasons than investors. A job move, a change in schooling or a decision to leave the country can create a firm deadline, and that is when an owner-occupier becomes a motivated seller. Investors, by contrast, tend to sell when payment schedules or rental numbers stop working.
What Haven offers as a whole
Aldar describes Haven as a community of more than two thousand four hundred townhouses and eco-villas, built around wellness. Its official page highlights a bike loop and bike track, basketball courts, children's play areas, community gardens with farming spaces, a community gym and grocery stores. A stream runs through the estate, and the plan places many homes close to green corridors.
Those shared facilities are part of what you are buying in any cluster, so a resale in Ferns should be judged partly on how close the specific plot is to the amenities you will actually use.
Reading the seller's position
Most Ferns homes were sold off-plan with a developer payment plan. To understand a seller's flexibility, ask for Aldar's statement of account and check:
- how much of the price has been paid;
- what remains before and at handover;
- whether any instalments are overdue;
- what Aldar charges to approve a transfer.
A seller who has paid a large share but cannot meet the final payment often has the most incentive to accept a figure below the original price. A seller who has paid little has less room to cut, because Aldar's balance still has to be covered.
Plot details and outlook
Aldar's masterplan shows Ferns as numbered plots in rows. Ask for the exact plot reference and look at what it faces: open landscaping, the stream, a neighbouring row, or a road. Orientation also affects how much sun the garden receives. These details can justify a price difference between two homes with identical layouts.
Separating genuine offers from optimism
A home can be described as under market value in an advert without being so in practice. Test any claim against three references: recent asking prices in Ferns, similar homes in Falls and Glade, and Aldar's own price for comparable stock if any remains. A seller whose figure beats all three, and who can explain why they need to sell, is worth pursuing.
Some sellers prefer an off-market sale to avoid signalling urgency to neighbours. Let agents who work in Haven know what you are looking for, and you may hear about these homes before they are advertised. Treat them with the same diligence as any public listing.
Holding costs to budget for
Once the community completes, owners will pay service charges for landscaping, security and shared facilities. Ask the developer for projected figures before buying, and add them to your calculations. An owner who underestimated these costs is a classic future seller, which is worth remembering if you ever need to sell yourself.
Looking ahead to completion
As handover nears, the market shifts from contract transfers to ready resales and rentals. Some owners will list their homes as soon as keys are released, which can temporarily increase supply. If you are patient and ready to move, that window can produce some of the strongest opportunities in the cluster.
Following Ferns on DPF
Watch the distress properties section for Haven homes listed as urgent, BMV or under market value, and compare them with other Aldar Properties communities in Dubai. When a Ferns listing appears, request the documents above early and compare it side by side with Falls.
