Haven Serenity
Serenity is the villa cluster at Haven by Aldar with the most homes, mixing standard and premium villas and dominated by four-bedroom layouts. This page explains why that mix suits upsizing families, how resale competition works and what to verify before an offer.

The villa cluster with the most homes
Aldar's interactive masterplan for Haven shows three villa clusters, and Serenity holds the most homes among them. The plan lists one hundred and fifty-three villas: one hundred and sixteen standard and thirty-seven premium. By bedroom count there are twenty-seven three-bedroom villas, seventy-one with four bedrooms, forty-eight with five and seven with six.
Four-bedroom villas make up almost half of the cluster. That is the clearest signal about who Serenity was designed for: families moving up from an apartment or townhouse who want a detached home with room to grow, but who do not need the very large layouts found in greater numbers in Sanctuary.
Haven's wellness setting
Haven is Aldar's first residential community in Dubai, in Wadi Al Safa 5, part of Dubailand. Aldar's official page presents it as a wellness-focused estate of townhouses and eco-villas, with a bike loop and track, basketball courts, children's play areas, communal gardens with farming spaces, a community gym and grocery stores. Landscaped corridors and a stream run through the plan.
For villa owners, those features shape daily life. Children can cycle to friends' homes on the bike loop, and families can walk to shared gardens rather than drive. When you assess a Serenity resale, think about how close the specific villa is to the parts of the community you will use most.
Why four-bedroom villas trade actively
The four-bedroom villa is the most sought-after family product in many Dubai villa communities. In Serenity, there are enough of them that several will usually be on the resale market at the same time. That gives buyers choice and keeps sellers honest on price.
When many owners offer the same layout, the one with the most pressure sets the benchmark. Investors who bought early and now want to exit, or families whose plans changed before handover, are the most likely to price below OP to secure a quick sale.
Premium homes and the pricing ladder
Thirty-seven premium villas give Serenity a wider spread of prices than a cluster made of one category. Premium homes appear less often on the resale market and attract buyers who want something distinctive. Standard villas make up most of the listings and are where comparisons are easiest.
Be careful to compare like with like. Confirm the villa category and bedroom count in the sales agreement, and check the plot reference on Aldar's masterplan. A premium villa offered at a standard villa price would be remarkable; a standard villa marketed with premium language is a common source of confusion.
Understanding the seller's balance
Serenity villas were sold off-plan with a payment plan. Ask for Aldar's statement of account and work out:
- how much the seller has paid so far;
- how much remains before and at handover;
- whether any instalments are overdue;
- what Aldar charges to approve the transfer.
Add the seller's figure to the outstanding balance and fees. Compare that total with similar villas in Sanctuary and Tranquillity and with Aldar's current pricing where available. A lower total represents a real gap below the original price; a higher one is a premium presented as an opportunity.
Upsizing families as sellers
Many Serenity buyers are families who purchased with a clear plan to move in. Life does not always follow plans. A job relocation, a change of school or a decision to leave the UAE can turn an owner-occupier into a motivated seller with a fixed deadline. These sellers often care more about certainty and timing than squeezing out the final figure.
If you can offer a quick, well-documented transaction, you may be able to negotiate meaningful terms. Mortgage pre-approval or confirmed funds, together with flexibility on the transfer date, can be persuasive.
Comparing with ready villas elsewhere
Buyers weighing Serenity will often look at ready four-bedroom villas in mature communities elsewhere in Dubailand. A completed home in an established estate offers immediate occupation and known service charges. An off-plan Haven villa offers a newer product and wellness-led design, but with a wait until handover.
Sellers who need to compete with ready stock sometimes price their off-plan villas lower to compensate. Use those comparisons to judge whether a Serenity listing is genuinely under market value or simply in line with the alternatives.
Location within the cluster
Not all plots are equal. Villas facing landscaping, the stream or open space, and those on corners with wider gardens, usually command more than identical homes facing a road or another row. Check what each plot faces on Aldar's masterplan, and if possible visit to see the surroundings as construction progresses.
Following Serenity on DPF
Use the distress properties section to see Haven villas described as urgent, BMV or under market value, and compare them with other Aldar Properties communities across Dubai. Save any Serenity listing and request the documents above early so you can act quickly if it proves to be the best deal in the cluster.
