AHS Properties projects in Dubai: company identity

AHS Properties is a Dubai developer whose own website gives its legal name as AHS PROPERTIES L.L.C. It describes itself as a developer of residential and commercial projects and names Abbas Sajwani as founder and chief executive. The company says it launched in 2021, which makes it one of the newer names on the Dubai developer list.

Almost everything it sells sits at the top end of the market, with penthouses, sky villas and waterfront houses. That affects how you look for a distress deal. Ticket sizes are large, units are few, and an owner who wants out is usually a motivated seller with a specific story rather than part of a crowd of similar listings.

Official website and developer status

The developer's site is ahsproperties.com. It shows an office address at City Walk, Building 5, Unit 2, Happiness Street, Dubai, plus a phone number and email. It does not display a RERA or DLD developer registration number on the pages DPF read, so DPF has not confirmed the registration itself. You can do that yourself: ask for the developer's registration and the project's Dubai REST escrow account before paying a reservation fee on any AHS Properties off-plan unit.

Ownership and group relationship

Wikipedia describes AHS Properties as the real estate development arm of AHS Group, set up by Abbas Sajwani, and says he is the son of Hussain Sajwani, the founder of DAMAC Properties. DPF could not find a statement of ownership on the developer's own site. The family connection does not make AHS Properties part of DAMAC, and the two are separate brands. For the larger group name, see the DAMAC Properties page.

AHS Properties portfolio in Dubai

DPF found no AHS Properties project outside Dubai. Its website does not label projects as completed, under construction or announced, and no handover dates appear on the pages opened. The grouping below follows what the site and press coverage actually say.

Residential launches

One Canal is on the Dubai Water Canal and is shown with a Fendi Casa partnership. The project page lists three and four bedroom penthouses and four and five bedroom sky villas, with a concierge service, residents' lounge, outdoor pool and outdoor cigar lounge. The company says a One Canal penthouse sold in 2023.

One Crescent is on Palm Jumeirah and, according to the company, launched in 2023. Casa Canal, also on the canal, is described as a boutique collection and was launched in 2023. Casa AHS is the newest launch on the site's timeline, dated May 2025, and the company says it has 32 residences. DPF has not seen unit-level data for any of these, and none of the pages states a handover quarter. The One Crescent building page on DPF is the closest match, though it is worth checking against the developer's plot details.

Villas and early acquisitions

The residential page lists named villas: Sun Rays, Serene, Azalea, Searenity and Amara. Four are on Palm Jumeirah and Amara is in Emirates Hills. The company says its first projects in 2021 were villa acquisitions on those two locations, and that three villas were sold in 2021. These were individual houses, not towers, so the usual building service-charge questions do not apply, but plot and title checks do.

AHS Tower and other Sheikh Zayed Road assets

AHS Properties says it acquired the former Big Ben Tower on Sheikh Zayed Road in July 2024 and that the tower was entirely reserved by February 2026. That is a commercial building rather than a homes project. Separately, Gulf News reported in June 2026 that AHS Properties had bought the Shangri-La Dubai building, a 42-storey mixed-use block, and said no final plan for it had been decided. Neither is a resale-apartment opportunity today, but they explain why the company appears in Sheikh Zayed Road news.

The company also states a gross development value of more than AED 36 billion and 12 or more projects. Those are its own marketing figures and DPF has not independently checked them.

Where AHS Properties projects sit in Dubai

The company's projects fall into four places. Canal frontage is covered by One Canal, Casa Canal and Casa AHS. Palm Jumeirah has One Crescent and several villas, see Palm Jumeirah and the Palm Jumeirah community page. Emirates Hills has Amara, covered on the Emirates Hills page. And Sheikh Zayed Road holds the tower, covered on the Sheikh Zayed Road page.

Foreign buyers should not assume every one of these plots is open to them. Ownership eligibility depends on the plot's designation and registration with the Dubai Land Department, so check the title or Oqood record for the specific unit.

Delivery record and AHS Properties reviews

DPF could not find a published delivery record for the company: no list of handed-over projects, snagging data or service-charge history from official sources. Given that the launches date from 2022 onwards, that is not surprising, but it means there is no track record to point to. Reviews of AHS Properties online are mostly sales and press material, so weigh them as such.

Buying resale and spotting a below-original-price AHS deal

In this segment a below-original-price sale generally comes from one of three situations: a first buyer who cannot meet an instalment, an investor assigning before handover, or an owner selling a finished house quickly. Each has different paperwork.

For an off-plan unit, ask for the Oqood certificate, the sales and purchase agreement, the payment statement and a developer no-objection certificate (NOC). Check whether assignment is allowed and whether a fee applies, and confirm the escrow account. For a finished villa, the title deed, a mortgage liability letter if there is a loan, and the owner's service-charge clearance are the key items. Where a unit is tenanted, request the Ejari record.

Every advert needs a RERA/Trakheesi permit number, and you can check it against the DLD system. Treat any quoted payment plan on a resale as something to confirm against the original contract. A price that looks well under the original usually has a reason, so ask for it in writing.

Frequently asked questions

Who owns AHS Properties?

The developer's site names Abbas Sajwani as founder and CEO. Wikipedia describes the company as the development arm of AHS Group and says he is the son of DAMAC's founder. DPF found no ownership statement on the developer's own site, and AHS is a separate brand from DAMAC.

What are AHS Properties' main projects in Dubai?

The company's website lists One Canal, Casa Canal and Casa AHS on the Dubai Water Canal, One Crescent on Palm Jumeirah, named villas on Palm Jumeirah and in Emirates Hills, and AHS Tower on Sheikh Zayed Road. DPF found no projects outside Dubai.

When will AHS Properties projects be handed over?

The pages DPF opened give launch years but no handover dates for One Canal, One Crescent, Casa Canal or Casa AHS. Ask the seller for the current Dubai REST escrow record and the developer's latest progress certificate rather than relying on brochure timelines or agent estimates.

Can I find an AHS Properties resale below original price?

It is possible but unusual, since units are few and high in value. DPF has verified no examples. Compare any ask with the original contract price on the Oqood record, and confirm the developer NOC, payment statement and whether assignment is permitted before paying a deposit.

Is AHS Properties registered with the Dubai Land Department?

The developer's site gives its legal name as AHS PROPERTIES L.L.C but shows no registration number on the pages DPF read. DPF has not confirmed the registration. Ask for the developer registration and the project's escrow account details, and verify them with the DLD or Dubai REST.
