Emirates Hills
Emirates Hills is an Emaar villa community within Emirates Living, Dubai, known for custom-built homes beside lakes and a golf course. This guide explains how Emirates Hills distress deals and below market listings appear on DPF and the title deed, NOC, DLD and service charge checks to finish before paying.

Emirates Hills overview
Emirates Hills is a villa neighbourhood by Emaar inside the Emirates Living master community in Dubai. Emaar Community Management describes it as a luxury community of custom-built homes on large plots, with tree-lined streets and most homes overlooking lakes, championship fairways or the golf course.
DPF files Emirates Hills as an area under the Dubai city page, with listings linked to the Emaar developer page. DPF does not yet have a self-canonical community page for Emirates Hills.
Location and access
Emaar places Emirates Hills within Emirates Living, a gated master community that also contains The Springs, The Meadows, The Lakes and Hattan. Emaar says Emirates Living has round-the-clock security and access to schools, nurseries, medical centres, a golf course and retail at The Springs Souk and The Meadows Souk.
Emaar Community Management names three large landscaped parks inside Emirates Hills: Lailak Park, Julnar Park and Nisreen Park, each with walking trails. Emaar's Emirates Living page also mentions The Lakes Club, with a gym, swimming pools and tennis courts, among facilities serving the wider master community.
Communities and projects in Emirates Hills
Unlike most master communities, Emirates Hills is largely made up of individually designed homes rather than repeated villa types. Homes are custom-built, so two villas on neighbouring plots can differ widely in size, finish and age. Live DPF listings in this area describe a large villa in Sector L and a six-bedroom family villa.
Neighbouring Emirates Living communities have their own character. The Springs is mostly townhouses, while The Meadows and The Lakes are detached villa neighbourhoods. DPF has a live The Springs area page for that community.
Finding distressed and below-market units in Emirates Hills
Emirates Hills distress deals on DPF are resales of completed or custom-built homes, sometimes listed as a distressed sale by a motivated seller who needs liquidity or wants to exit quickly. Because each home is different, a below market claim is harder to test here than in a community of identical villas.
DPF publishes the seller's label and comparison basis but does not value property. Compare the asking price with DLD transactions for plots of similar size and outlook, and separate the land value from the built home, which may need renovation.
An off-plan resale is rare here, although a new custom home sold before completion can behave like one, with stage payments to a contractor rather than a developer payment plan. A below original price claim only means something once you know when the seller bought and what has been built or renovated since.
Buying checks before you pay
- Title deed and plot: confirm the sector, plot number and plot area on the title deed match the listing.
- Built-up area: obtain completion certificates and approved drawings so the built area matches what is being sold.
- Outstanding balance: check for a mortgage and agree how it will be cleared at transfer.
- Oqood and payment plan: relevant only if the home is a new build sold before completion; confirm the payment plan and registration.
- Developer NOC: Emaar issues the NOC once service charges are paid; the DLD requires it for transfer.
- Service charges: request the current statement for Emirates Hills and any arrears.
Check whether the plot faces a lake, a fairway or an internal road, since outlook drives much of the value of a custom-built home. For older homes, a building survey helps judge whether a lower price reflects renovation needs rather than a true distress sale.
