DHG Properties
Considering a Helvetia Residences unit from a motivated seller, or an off-plan resale at Helvetia Verde or Helvetia Marine? This guide explains who DHG Properties is, what it has announced for each Dubai project, and how to test a distress sale or price below market.

Developer overview
DHG Properties is the Dubai development company of DHG, an international real estate and construction group headquartered in Switzerland. Its official pages describe more than thirty years of experience in Switzerland and a move into the UAE to apply Swiss standards in Dubai. All of its Dubai homes are sold under the Helvetia brand, a reference to the historic Latin name for Switzerland.
DHG lists three Dubai projects: Helvetia Residences, Helvetia Verde and Helvetia Marine. DPF keeps this record so buyers can follow resale and distress activity across the Helvetia buildings. Live cards appear on the Dubai city page.
The Helvetia projects
Helvetia Residences, Jumeirah Village Circle
DHG calls Helvetia Residences its first Dubai development. A June 2026 company update said all four hundred and thirty apartments, ranging from studios to three bedrooms, plus the ground-floor retail units had been sold, and that construction had reached its final stage. See the Jumeirah Village Circle area page for local context.
Helvetia Verde, Meydan Horizon
Helvetia Verde is DHG's second high-rise project, in Meydan Horizon. The same update said more than half of its residences had been sold.
Helvetia Marine, Dubai Islands
DHG reported breaking ground on Helvetia Marine on Dubai Islands and said the project sold out before construction began. It is the smallest of the three.
DPF does not repeat handover targets; check the Oqood and DLD project status for each building.
Finding distressed and below-market DHG properties
A fully sold building approaching completion, like Helvetia Residences, typically produces a wave of resale listings around handover. Some investors bought to assign before completion; others will face the final payment and decide to sell rather than pay. Those owners can become motivated sellers, and a handful may accept a price below original price or below market to close quickly, particularly if many similar JVC units are listed at the same time.
Helvetia Marine and Verde are earlier in construction, so any distress there will be an off-plan resale of a contract. The tighter unit count at Marine means fewer such listings, but each one may attract more interest.
DPF does not publish prices or certify listings as under value. Compare DLD transfers in the same building, then compare with neighbouring towers and, for Verde, DHG's remaining inventory.
DHG-specific checks
Swiss branding versus local delivery
Ask which contractor is building each tower and what warranty covers structure and fit-out.
Handover wave
Many JVC owners may list at once around completion. Watch the number of competing Helvetia listings before agreeing a price.
Final instalment
At handover the remaining balance usually falls due. Confirm exactly what is still outstanding and whether a bank will finance it.
Retail in the building
Ground-floor shops in Helvetia Residences affect noise, deliveries and service charge allocation.
Island access
For Dubai Islands, check road and bridge access and the master community charges that apply.
Payment plan structure
Each Helvetia project was sold with its own payment plan. Ask DHG for the schedule attached to the specific unit, including any amounts due at handover, so you know exactly how much cash or finance you need in addition to the price agreed with the seller.
Retail and residential mix
Helvetia Residences combines apartments with ground-floor shops. Ask how costs are split between the retail and residential parts of the building, and how deliveries and waste are handled.
Meydan Horizon context
Meydan Horizon is a newer residential district close to Meydan and Al Khail Road, with a large pipeline of buildings under construction. That pipeline can affect early rents, so model a conservative vacancy period for a Helvetia Verde unit bought as an investment.
Dubai Islands context
Dubai Islands is a waterfront master development off Deira. Its infrastructure and amenities are still being rolled out, so expect some construction activity around Helvetia Marine for a period after completion.
Swiss parent
DHG's Swiss parent is a separate company. Your contract is with the Dubai entity, so confirm the name on the Oqood and in the sale agreement.
Investor concentration
Fully sold buildings often have a high share of investor owners, which can mean many units listed for rent or sale at the same moment after handover.
Due diligence before transfer
- Verify unit, building and plot on the Oqood, or on the title deed after completion.
- Obtain DHG's statement of instalments paid and the developer NOC.
- Read the original sale and purchase agreement for transfer fees and conditions.
- Check DLD for escrow and construction progress.
- Confirm the seller's identity and any power of attorney.
- Release any mortgage and complete at a registered trustee office.
How Helvetia compares
In JVC, compare Helvetia Residences with completed towers nearby on layout, parking and running costs. In Meydan Horizon and Dubai Islands, compare against other new launches and the delivery records of their developers.
