Stamn Real Estate Development: Dubai Projects and Resale Checks
Stamn is a Dubai developer and subsidiary of SIONE Holdings. DPF lists its four projects and the checks for off-plan resale and below-original-price units.

Stamn Real Estate Development: verified company identity
Stamn is spelled STAMN on the developer's own site, stamndevelopment.com, where the company name appears as STAMN Real Estate Development. Portals also list it as Stamn Real Estate Development LLC and, in one case, Stamn Development LLC. These are the same business as far as DPF can tell from the sources opened. The site gives a Dubai office at Office 1106, Court Tower, Business Bay. DPF has not seen the trade licence or the DLD developer registration number, so ask for both before paying a deposit on anything.
Ownership and group relationship
Unlike many newer Dubai names, Stamn publishes its parent. The site says it is "an independent overseas subsidiary of SIONE Holdings", a group headquartered in Nanchang, Jiangxi, China. The same page says the group was established in 1993 and lists completed mixed-use and commercial schemes in mainland China. Those are the group's claims and they cover projects outside the UAE, so they tell you about the parent's background, not about Stamn's record in Dubai. For a buyer in Dubai, what counts is what Stamn itself has handed over here, and DPF found no completed Stamn project in Dubai in the sources it opened.
Stamn projects in Dubai
The developer's site lists four Dubai projects, all current rather than completed. Two are in the same district. The company's Dubai portfolio is its focus; DPF found no Stamn project in other emirates, though the parent operates in China.
Projects listed on the official site
- STAMN ONE, in Jumeirah Garden City.
- STAMN YUNI, also in Jumeirah Garden City.
- Nautis Residences, on Dubai Islands.
- MIA Tower, in Meydan Horizon.
The site gives no completion dates or unit counts for the first, second and fourth. For Nautis Residences, a launch press release on PR Newswire describes it as being on Island A of Dubai Islands, with 63 residences from one-bedroom apartments to four-bedroom townhouses, and a stated completion in Q4 2027. That is the developer's own target in its own announcement, so treat it as a target. The same release says three projects were under development at the time and a fourth was planned to be announced later in 2025, which fits the four now on the site.
Where Stamn sits in Dubai
Jumeirah Garden City is where two of the four Stamn projects sit. Dubai Islands is home to Nautis Residences, and Meydan Horizon holds MIA Tower, within the wider Meydan district. Each has a different supply pattern, so a Stamn resale should be compared with recent sales near it and not with a Dubai-wide average.
Ownership rules also differ by plot. DPF has not confirmed freehold status for any individual Stamn project from an official source. Foreign ownership in Dubai is limited to designated areas under Dubai Regulation No. 3 of 2006, so ask for the plot and project registration with the Dubai Land Department, not just the district name.
Delivery record and reviews
Nothing Stamn has built in Dubai appears to be complete yet, which means there is no delivered-building history to read. A buyer researching "Stamn developer reviews" or the company's track record should use what exists: the DLD project record, escrow progress, the contractor named in the contract, and any handover notices. The parent group's China record is real context but it is not a substitute.
The launch release also describes the company as having invested more than AED 250 million in Dubai communities. DPF treats that as the developer's own statement and could not verify it independently.
Stamn off-plan resale and resale apartments: the checks
Since the listed projects are still under construction, most "Stamn resale apartments" on the market will be assignments, where the seller transfers their contract with the developer. Ask for the Oqood registration, the sales and purchase agreement, the payment schedule and proof of each payment. Then ask the developer what its no-objection certificate requires and what it charges; this differs between developers and has to be confirmed in writing. A Stamn payment plan resale is something to verify: confirm the remaining instalments move to you on the same dates and that nothing is overdue.
Check the project's escrow account through Dubai REST and compare reported construction progress with the payments the seller has made. A mortgaged off-plan unit needs the bank's consent, so ask for the lender's letter if one exists.
Spotting a Stamn distress sale or below-original-price deal
A genuine below-original-price unit starts with the contract. Find what the seller agreed to pay, what they have paid, and what remains. If the asking price is lower than the amount already paid, that is a real discount; if it simply equals it, it is a transfer at cost. Put in the transfer fee and any developer charges, then compare with registered sales in the same building. A seller who is behind on instalments may be a motivated one, so ask if any default notice has been issued.
Always confirm that the advert has a RERA/Trakheesi permit, and pay only through a regulated process. No resale price is worth a deposit paid to an unverifiable account.

Frequently asked questions
Who owns Stamn Real Estate Development?
Its own site says it is an independent overseas subsidiary of SIONE Holdings, a group headquartered in Nanchang, Jiangxi, China. DPF has not verified this against a registry, so check the trade licence and developer registration for the exact entity.
What are Stamn's projects in Dubai?
The developer's site lists STAMN ONE and STAMN YUNI in Jumeirah Garden City, Nautis Residences on Dubai Islands and MIA Tower in Meydan Horizon. It shows none as completed, and no dates for three of them.
When is Nautis Residences due?
A launch press release from Stamn gives Q4 2027 as the target completion, for 63 residences on Island A of Dubai Islands. That is a developer target, not a confirmed handover. Check escrow progress and handover notices before buying.
How do I check a Stamn resale?
Ask for the Oqood record, the sales agreement and proof of each instalment. Get the developer's NOC terms in writing, check the escrow account and compare the price with registered sales in the same building. Confirm the advert carries a RERA/Trakheesi permit.
Are Stamn projects freehold for foreign buyers?
DPF has not confirmed this for any Stamn project from an official source. Dubai allows foreign ownership only in designated areas under Regulation No. 3 of 2006, so ask the Dubai Land Department about the plot and project status.
