The buyer assumes the seller's existing plan position without a Dubai Land Department title transfer at this stage, meaning the standard 4% DLD transfer fee is not applicable immediately — a meaningful saving on total acquisition cost. The original purchase price inclusive of DLD fees was AED 3,376,763; the distress selling price is AED 3,050,000 — a saving of AED 326,763 (9.6% below OP+DLD). NTO transactions require Emaar's formal sub-sale consent and are subject to Emaar's applicable administrative and NOC fees.
