Emaar South
Emaar South is an Emaar golf community in Dubai South, Dubai, near Al Maktoum International Airport and Expo City. This guide explains how Emaar South distress deals and below original price townhouse and apartment resales appear on DPF, which projects list here, and the Oqood, NOC and payment plan checks to make before paying.

Emaar South overview
Emaar South is a residential community by Emaar Properties inside the wider Dubai South district. Emaar describes apartments, townhouses with private gardens and villas, arranged around a championship golf course with neighbourhood parks, gyms and retail. Emaar also points to Greenfield International School and the Saudi German Clinic in Dubai South Village as nearby services.
DPF treats Emaar South as an area under the Dubai city page. Most listings crumb to the Emaar South community page; one card instead crumbs to the Dubai South community page.
Location and access
Emaar places the community near Al Maktoum International Airport and alongside Expo City Dubai, reached through an adjacent boulevard and a major highway. That puts it far south of the coast and central business districts, so commuting needs planning.
Emaar's community page does not list a metro station inside Emaar South. Check how far the nearest Route 2020 station is from your cluster and test the road route at peak hours before deciding the location works for you.
Communities and projects in Emaar South
Greenway is a gated enclave of three and four bedroom townhouses and six bedroom semi-detached homes, laid out in clusters of four; DPF cards refer to its second phase as Greenway 2. Golf Meadow is a collection of apartments facing the Emaar South golf course, with pools, a padel court and indoor and outdoor gyms. Fairway Villas are larger villas on generous plots looking onto the course; a Fairway Villas 3 project card is also listed.
One card names a project called Greenville 2 and crumbs to Dubai South. Emaar's public project pages for Emaar South do not show that name, so confirm the exact project on the SPA before relying on the card.
Finding distressed and below-market units in Emaar South
Emaar South distress deals on DPF are mainly off-plan Greenway 2 townhouses and a Golf Meadow apartment, labelled below OP or below the seller's original price plus DLD. Several cards state what share of the payment plan has been settled. A motivated seller here is typically a launch buyer who prefers to exit rather than fund the remaining instalments to handover. Each such sale is an off-plan resale, with Emaar approving the assignment and the Oqood transferring.
DPF shows the seller's category and does not value units. Calling a card an Emaar South distress sale, or below market, needs DLD transfers for the same project and layout. Corner, single-row and standard townhouses differ in plot and outlook, so benchmark them separately.
Buying checks before you pay
Before you pay for an Emaar South home:
- Oqood: check the project phase, plot and unit number against the card.
- Payment plan: request Emaar's statement showing the paid share and remaining schedule.
- Outstanding balance: write down the exact instalments you will take over and their due dates.
- Developer NOC: ask Emaar what conditions apply before it will process an assignment, then obtain the NOC.
- DLD transfer: agree who pays transfer and trustee fees.
- Service charges: ask for projected charges, including golf course and park upkeep.
Plot size on townhouse cards can differ from built-up area, so check both on the SPA. Confirm the handover month with Emaar directly, since cards quote dates that may have moved.
If you plan to rent the home out after handover, ask Emaar about any community rules on short-term letting. For golf-facing plots, check the master plan to see what sits between the unit and the course.
