Dubai Properties
Searching for Dubai Properties distress deals or below market properties? This guide covers the Dubai Holding master developer behind Villanova, Mudon, Serena and Bellevue Towers, explains distress sale, urgent sale and below original price listings, and lists the title deed, Oqood, developer NOC and payment plan checks to make.

Developer overview
Dubai Properties describes itself as a master developer based in the UAE. Its website sits within the Dubai Holding family and links to Dubai Holding Real Estate and to community management services. Its portfolio combines suburban villa communities with urban apartment towers in several parts of the city.
The company's official portfolio lists communities and projects including Villanova, Serena, Mudon, Remraam, Bellevue Towers, Manazel Al Khor, Dubai Wharf and The Villa. Its destination pages highlight Jumeirah Beach Residence, Business Bay and Dubailand. Within Villanova, the site lists several sub-projects, among them La Tilia, La Violeta, La Rosa, La Quinta and Amaranta.
For buyers using Distress Property Finder, Dubai Properties is relevant because its communities include both established, completed neighbourhoods with active resale markets and newer phases sold off-plan. That mix means distressed listings can take several forms.
Portfolio and locations
The following Dubai Properties projects appear in DPF data and are confirmed on the developer's site:
- Villanova and Amaranta – Villanova is a villa and townhouse community in Dubailand, and Amaranta is one of its sub-projects. Listings can be reviewed on the Dubailand community page and the Dubailand area page.
- Bellevue Towers – two residential towers that Dubai Properties describes as located in the Burj Khalifa District, within Business Bay, offering one- to three-bedroom apartments, lofts and penthouses. Browse Business Bay listings. DPF data records one of the towers under Downtown, so check the registered location on the title deed.
- Mudon and Serena – two further communities, each with multiple phases listed on the developer's site. The site places Mudon's latest phases, such as Mudon Al Ranim, in Dubailand.
DPF data also lists a building recorded as Executive Tower J in Business Bay under Dubai Properties. That project could not be verified on the developer's official site during drafting, so it is not described here.
Property types
Dubai Properties offers a wide range of homes:
- Villas and townhouses, as at Amaranta in Villanova, which the developer markets as villas and townhouses.
- Apartments, lofts and penthouses in urban towers such as Bellevue Towers.
- Other residential projects such as Remraam, Dubai Wharf and Manazel Al Khor, whose unit mix should be confirmed listing by listing.
Within one community, several numbered phases may have been released years apart. A home in La Rosa, for example, can be a different product from one in La Rosa 6, so compare listings phase by phase.
What buyers should verify
- Confirm the community and phase. Villanova, Mudon and Serena each have many sub-projects. Match the phase and unit number on the title deed or Oqood certificate.
- Check registered progress for new phases. Use the Dubai Land Department's Project Status Enquiry service to see the registered completion percentage of any off-plan phase.
- Confirm the registered location. Bellevue Towers are described by the developer as being in Business Bay's Burj Khalifa District. Use the official location when comparing prices.
- Ask about community management. Request current community rules and charges from the community manager named in the documents.
Finding distressed and below-market Dubai Properties homes
A distressed property in Dubai is one whose owner needs to sell faster than they would like, for example to relocate, repay a loan or exit an off-plan commitment. In established communities such as Villanova and Mudon, a distress listing is usually a ready resale from a motivated seller, and below market value, comparing the price with recent sales of similar homes in the same phase, is the most useful test. In newer phases, distress listings may be off-plan resales or assignments, where the buyer takes over the seller's Oqood registration and remaining payment plan. There, below original price (below OP) compares the asking price with the seller's original contract.
Before agreeing to an urgent sale or a cash buyer deal, request the title deed or Oqood certificate, confirm any outstanding balance to the developer or a bank, and check the developer NOC requirements. The transfer is then registered through the Dubai Land Department.

Is Dubai Properties part of Dubai Holding?
The Dubai Properties website presents the company within Dubai Holding and links to Dubai Holding Real Estate.
Which communities has Dubai Properties developed?
The official portfolio includes Villanova, Serena, Mudon, Remraam, Bellevue Towers, Manazel Al Khor, Dubai Wharf and The Villa.
Where is Villanova?
Dubai Properties lists Villanova and its sub-projects, including Amaranta, in Dubailand.
Can I buy Dubai Properties homes below the original price?
It can happen when an off-plan buyer in a newer phase wants to exit and accepts less than their original contract price. DPF does not set prices or promise outcomes. Review the original agreement, check the payment plan status and outstanding balance, and confirm the NOC before paying a deposit.
What does a distress sale mean in a Villanova or Mudon home?
It usually means the owner has a reason to sell quickly, such as relocation or a loan to repay. The price may be open to negotiation, but the buyer still needs the title deed, any lender release and the developer NOC before the Dubai Land Department transfer.
