Arabian Ranches overview

Arabian Ranches is a gated villa community by Emaar in Dubai, presented by Emaar as an Arabian-themed enclave of villas and townhouses with green walking paths, golf homes and family amenities. Emaar's current page refers to the original community as Arabian Ranches 1, distinct from the later Arabian Ranches 2 and Arabian Ranches 3. Emaar describes the community as ideal for families, with villas of one to five bedrooms, a gated layout and golf homes.

DPF files Arabian Ranches as an area under the Dubai city page. Listings link to the Arabian Ranches community page and the Emaar developer page.

Location and access

Emaar describes Arabian Ranches as a short drive from Global Village, the Expo site, Dubai Marina, Downtown Dubai and Dubai International Airport, and says the community is served by an RTA bus route. Emaar names Arabian Ranches 2 as directly adjacent.

Most residents drive, and homes have their own driveways and garages according to Emaar, so check the route from the specific sub-community to your workplace.

Communities and projects in Arabian Ranches

Emaar lists these amenities for the community:

The community is divided into named villa sub-communities. Live DPF listings filed under this area name Al Reem, Alvorada, Savannah, Saheel, Aseel, La Avenida, Mirador and Polo Homes, each with its own villa types and plot sizes.

Finding distressed and below-market units in Arabian Ranches

Arabian Ranches is a completed community, so distress deals on DPF are resales rather than off-plan contracts. Sellers often describe their villas as below market or the lowest price in the sub-community. A motivated seller may be relocating, refinancing or splitting an estate, and some list renovated villas with pools or extensions.

DPF publishes each seller's label but does not value property. Compare the asking price with recent DLD transactions for the same sub-community, villa type and plot size, and adjust for upgrades, before calling a listing an Arabian Ranches distress sale.

Because the villas here have already been handed over, an off-plan resale is unlikely in Arabian Ranches itself; Emaar off-plan assignments are more likely to appear in later phases. A below original price label on a villa bought many years ago says little on its own, so focus on current comparable sales.

Buying checks before you pay

Ask for approvals covering any extension, pool or landscaping change. Unapproved works can delay the NOC or require reversal. Emaar mentions a swimming pool at the Leisure Centre and a children's play area, so ask which shared facilities are closest to the villa and whether any are under refurbishment.
